Buying Land? Are you familiar with Real Estate ...?

Hey there... I have a question for those who may consider themselves in 'the market' for Land. Just recently got a gig to help this man who has lots of parcels for sale, and I am trying to help him with revamping his marketing and strategies.

This is a new thing for me so I was hoping to get some feedback from those who are able to invest, or those who are maybe familiar with 'for sale by owner' land/property. I am trying to understand more so I can do a good job and help this guy get results... (cuz then I could actually secure some 'job security' of sorts, so any links or advice would be appreciated...)

Mostly my questions are about what you look for in a property, how you know someone is legit and what kind of online sources are 'best'...?
also... what about Land as an investment..? are folks really looking for that kind of tangible investment, even if it is undeveloped? Most of these parcels are right on the edge of housing developments, so there's pros and cons to that I suppose... but it would seem like a good idea. (Hell, if I had any real money to sink into something i would sure want to get some acreage and a double-wide and do some farming!!! )

also...is it mostly Americans who are buying, or is it foreigners...?

1. Location, location, location.

Where is this land? That's the essential question.

It's true that they're not making any more of it, but land's value varies a LOT depending on where it is located.

2. the trend is toward the city where the jobs are unless a person truly loves farming

There is more money nowadays for organic farmers and those raising animals humanely, without antibiotics, free range, etc. How about an organic farming cooperative for this land? Or a retirement community with a farming focus instead of a golf course development?

A big problem with land on the edge of housing developments is the farther out one goes from a city, the farther one has to travel to get to work in the city. Travel takes time and is costly in terms of $$$, too. Many young people are coming back to cities from the suburbs to raise their families so they don't have to spend so much time traveling, away from their loved ones. Also, the cities have a lot to offer - museums, arts happenings, festivals, cultural events and public transportation.

Location, location, location is right.

Turning the land into another cookie cutter housing development is a bad idea for environmental reasons (generally all can be listed under "sprawl&quot , and there is no guarantee that people will want to keep moving out farther, anyway.

guess the guy is having a hard time selling the land for exactly those reasons...sprawl, bad location, etc...
